The McFarland housing market is one of the tightest in Dane County heading into fall 2026. Through the first nine months of the year, single-family homes in McFarland sold for a median price of $475,000, and existing resale homes went under contract in a median of just 7 days. Nearly 80% of homes sold at or above list price, and with only about 2.3 months of single-family inventory, sellers continue to hold the advantage. The Dane County housing market is not doomed, it is normalizing, and the numbers tell a clear story of a market shifting from frantic to balanced.
What the end of 2025 looked like
Late last year the market was still running hot. From September through December 2025, 1,627 single-family homes sold across Dane County at a median price of $478,000. Sellers pulled in 98.85% of their asking price on average, and the typical home went under contract in just 15 days. Condos followed suit, with 407 closings at 99.1% of list price and a 16-day median. Price a property right and it moved fast and near full ask.
What active listings look like now
The pace has changed. As of September 2026, Dane County has 1,278 active single-family listings at a median asking price of $539,900, sitting a median of 46 days on market with the average closer to 67 days. Dane County Real Estate Market Update: August 2026 Year-Over-Year Sales Report
How did the Dane County housing market perform year-over-year?
In August 2026, Dane County recorded 655 closed sales across single-family, condo, and multi-family properties, up slightly from 647 in August 2025. The overall median sale price rose to $480,000, a 4.3% increase year-over-year, while total sales volume climbed 7.2% to $372.2 million. Homes took a touch longer to sell across the market as a whole, with the median time on market moving from 9 days to 11. Underneath those county-wide figures, the three property types moved in different directions: single-family homes led on both closings and price, condos sold at higher prices but in noticeably lower volume, and multi-family activity grew on sales count and total dollars invested. Every number in this report comes from closed transactions recorded in the South Central Wisconsin MLS (SCWMLS) for the month of August in each year.
