Dane County Housing Market Report: September 2026
Dane County's housing market closed out September with prices higher than a year ago, sales holding steady and fewer new listings coming on. In September 2026, 530 single family homes, condos and multi-family properties sold across the county, up slightly from 525 last September. The average sale price rose to $545,864, up 3.8% from $526,082 a year ago. The median sale price rose faster, climbing 6.7% from $450,000 to $479,950. With the national 30 year fixed rate averaging 7.25%, buyers are still active, and well priced homes keep drawing strong offers.
Supply is the story to watch. Sellers brought 659 new listings to market in September, down 5.7% from 699 last year. At the same time, 80.4% of new listings went under contract, up from 75.1% a year ago. As of October 5, there are 1,811 active listings in Dane County. Fitchburg Housing Market Update: Fall 2026
Fitchburg has quietly become one of the most interesting housing markets in Dane County. Through the first nine months of 2026, 268 homes and condos closed in the city at a combined median price of $485,000. But the headline number hides the real story: Fitchburg is running two very different markets side by side. Priced Right vs. Priced Wrong: Dane County's Two Housing Markets
There are two housing markets in Dane County right now, and the only thing separating them is price. In one, homes sell in about a week and buyers compete for them. In the other, homes sit for months while sellers wait for offers that don't come. The latest data from the South Central Wisconsin MLS shows just how wide that gap has become.
Start with the homes that sold. Over the past 60 days, 1,024 single-family homes closed across Dane County at a median price of $502,750. The median home went under contract in just 8 days. Nearly half sold within a week, and 60% were gone within two weeks. One in four sales drew competing written offers. With only about 1.8 months of supply on the market, demand for well-priced homes remains strong.
