Priced Right vs. Priced Wrong: Dane County's Two Housing Markets
There are two housing markets in Dane County right now, and the only thing separating them is price. In one, homes sell in about a week and buyers compete for them. In the other, homes sit for months while sellers wait for offers that don't come. The latest data from the South Central Wisconsin MLS shows just how wide that gap has become.
Start with the homes that sold. Over the past 60 days, 1,024 single-family homes closed across Dane County at a median price of $502,750. The median home went under contract in just 8 days. Nearly half sold within a week, and 60% were gone within two weeks. One in four sales drew competing written offers. With only about 1.8 months of supply on the market, demand for well-priced homes remains strong.
Now look at what's still for sale. Of the 937 single-family homes currently listed in Dane County, the median has been on the market for 49 days. More than 4 in 10 have been sit. ...

The Dane County housing market is not doomed, it is normalizing, and the numbers tell a clear story of a market shifting from frantic to balanced.
What the end of 2025 looked like
Late last year the market was still running hot. From September through December 2025, 1,627 single-family homes sold across Dane County at a median price of $478,000. Sellers pulled in 98.85% of their asking price on average, and the typical home went under contract in just 15 days. Condos followed suit, with 407 closings at 99.1% of list price and a 16-day median. Price a property right and it moved fast and near full ask.
What active listings look like now
The pace has changed. As of September 2026, Dane County has 1,278 active single-family listings at a median asking price of $539,900, sitting a median of 46 days on market with the average closer to 67 days. Dane County homes are still moving fast at the right price.
August 2026 closed with 646 sales across the county, and the numbers tell a clear story:
Median price: $475,000
Median days on market: just 11
42% of homes sold in a week or less
1 in 4 single-family sales drew competing offers
The takeaway? Priced right and prepped well, homes are still commanding attention. And the upper end is very much alive, with nearly a third of single-family closings landing at $600K or higher.

East Madison closed 106 residential sales this August, matching the 106 recorded a year earlier. Total volume held flat, but the mix underneath shifted, and prices moved higher across the board. The median sale price for all property types climbed to $418,000, up 7.2 percent from $390,000 a year ago, while the average sale price rose 7.1 percent to $450,516. Homes also took a bit longer to sell, with the median days on market moving from 7 to 10 and the average stretching from roughly 16 days to 21. The market remained brisk, but the frenzy of instant sales eased slightly compared to last summer.
Single-family homes carried the market and set the tone. Closings rose 8 percent, from 75 to 81, making detached houses the clear engine of activity in the area. The median single-family price advanced 5 percent to $420,000, and the average rose 8.1 percent to $453,548, reflecting strength at the upper end of the range where sales reached as high as $1.6 million.
