Cross Plains was given its name by a settler from Cross Plains, Tennessee. It is located approximately 12 miles west of Madison. With 13 parks and approximately 63 acres of open space, amenities such as baseball, football and soccer fields, basketball, pickleball, and tennis courts, swimming pool, outdoor skating rinks, playground equipment, sand volleyball courts, picnic shelters, and a World Class Trout Stream, the Black Earth Creek. Plus more than 160 acres of conservancy land with roughly 25 miles of community and regional trails, including the Ice Age Trail.

Get Pre-Approved to Establish a Budget with a Local Lender
Before you go look at homes, you need to get pre-approved. You need to know if you qualify for a loan program, what you can afford, how much you need for a down payment and what your monthly payment is going to be.
Affordability can be determined in two ways. A maximum monthly payment allowed or a monthly payment amount that you the buyer feel comfortable with each month. Either way, establishing a budget first will help contribute to a more successful home search.
We believe selecting a local lender can be beneficial too. Being able to meet in person to discuss loan options, provide asset and income documents and work fast to avoid surprises. A local lender has a reputation to maintain in order to continue to service the community. And it's nice to have your local lender at closing in case any questions arise.

There are some free websites available where you can monitor and view your credit score.
Credit Karma offers an updated score every week and it doesn’t affect your credit score or count as an inquiry. You can see all your accounts and balances plus you can set-up alerts when there is a change to your credit profile. Like a new account.
Your credit score is a snapshot of your borrowing history and it’s truly the first indicator used to see what type of loan programs you qualify for.
Your score is built on 5 categories:
1. Payment History
2. Credit Utilization - meaning balance vs available credit limit
3. Length of Credit History
4. Credit Types - student loans, credit cards, car loans, mortgages
5. Recent Inquiries
