Why Homes Don’t Sell (Even During the Holidays)

Even during the holidays, when homes are filled with lights, gatherings, and good cheer, the real estate market doesn’t stop. At The Huemmer Home Team, we often hear sellers assume that if a home doesn’t sell in December, it must be because of the season. In reality, homes usually don’t sell for very specific, predictable reasons, regardless of the time of year.

The most common reason a home doesn’t sell is overpricing. Buyers today are extremely informed. With instant access to comparable sales, price history, and market trends, they know when a home is priced above market value. Even during the holidays, buyers are still shopping with logic. When a price doesn’t align with condition, location, and recent sales, buyers move on quickly, often without ever scheduling a showing.
 


Another major factor is a home not being show-ready. The holidays can unintentionally make this worse. Excessive décor, clutter, unfinished projects, or deferred maintenance can distract buyers and make it difficult for them to envision themselves living in the space. While warmth and seasonal touches are great, buyers still want to see clean lines, open spaces, and a home that feels well cared for.
 


Limited showing availability is also a top reason homes sit on the market. Between travel, family gatherings, and busy schedules, buyers already have less flexibility during the holidays. If showing times are restricted or requests are declined, buyers often move on to homes they can see more easily. Convenience matters, especially in a competitive environment where buyers may be viewing several properties in a short window.

First impressions continue to play a critical role, and curb appeal is often overlooked this time of year. Snowy sidewalks, unshoveled driveways, poor exterior lighting, or neglected entryways can quickly turn buyers away before they even step inside. The exterior sets the tone for the entire showing, and a welcoming, well-maintained entrance can make all the difference.

Finally, ignoring market feedback can quietly sabotage a listing. When multiple buyers and agents provide similar feedback about price, condition, or presentation, that feedback is valuable market data, not personal criticism. Listings that don’t adjust based on consistent feedback tend to go stale, losing urgency and buyer interest over time.
