Dane County Housing Market Update: June 2026

Dane County's housing market posted strong numbers in June, with 821 single family, condo, and multi-family homes closing across the county, up from 712 sales in June 2025, a 15.3% increase in closed transactions year over year. The average sale price climbed to $569,509, up 4.8% from $543,580 last June, while the median sale price landed at $499,900. Homes moved fast too, with an average of 25 days on market before going under contract, essentially matching last year's pace of 26 days. New inventory kept up with demand, with 862 new listings hitting the market compared to 850 in June 2025. All of this happened against a backdrop of 30-year fixed mortgage rates averaging 6.25% nationally, proof that buyers in Dane County aren't waiting on the sidelines for rates to drop further.

Single family homes carried the market, with 644 closings at an average price of $614,661 and a median of $539,125. Sellers held the upper hand, with homes fetching 100.47% of list price on average and moving in just 23 days. The action was concentrated in larger homes: 278 four-bedroom-plus properties sold at an average of $760,104, and 325 three-bedroom homes sold at $515,356. Two-bedroom single family homes, a smaller slice of the market at 40 sales, still commanded 102.53% of list price, a sign that well-priced starter homes are drawing multiple offers. Single family sale prices for the month ranged from $160,000 in Mount Horeb to $4,000,000, showing the full breadth of what's moving in this county.

Condos remained a steady middle-market option, with 160 units sold at an average of $377,877 and a median of $325,000. Condos took a bit longer to sell than single family homes, averaging 33 days on market, but three-bedroom condos stood out, selling for 108.11% of list price on average, the strongest ratio of any condo segment. Entry-level condos in the 0-1 bedroom range moved at $262,457 average, giving first-time buyers and downsizers a foothold in a market where single family prices keep climbing.

Multi-family was the outlier. Only 17 of 45 listed multi-family properties closed in June, a 37.78% sell-through rate, well below the 95%+ rates single family and condo posted. The properties that did sell averaged $662,641 with a median of $630,000, and sat on the market longer than any other class at 42 days average. But expired listings stayed low at just 4.44%, meaning sellers are holding their price rather than pulling properties off the market, a sign multi-family owners believe in their asking prices even as buyer pools for these deals stay thinner. June's multi-family sales ranged from a $374,000 duplex in Stoughton to a $1,495,000 property in Madison, with several Madison isthmus and near-east side duplexes clearing $600,000 to $1,050,000.

The takeaway for June: Dane County's housing market is running hotter than a year ago on both price and volume, with single family and condo inventory selling quickly and often above asking, while multi-family investors are seeing a slower, more selective market. For sellers, pricing accurately out of the gate continues to matter more than ever, especially in the multi-family space where nearly two-thirds of listings didn't find a buyer this month.
