Fitchburg Housing Market Update

Fitchburg Housing Market Update: Fall 2026

Fitchburg has quietly become one of the most interesting housing markets in Dane County. Through the first nine months of 2026, 268 homes and condos closed in the city at a combined median price of $485,000. But the headline number hides the real story: Fitchburg is running two very different markets side by side. Existing homes are still selling fast and drawing multiple offers, while a wave of new construction is giving buyers more choice than they've had in years.

Here is what the data shows and what it means if you're thinking about buying or selling in Fitchburg this fall.

Fitchburg Market Snapshot

Single-family homes led the way with 189 closed sales at a median price of $520,000 and an average of $560,045, or $244 per finished square foot. The median home sold in just 11 days, 56% went under contract within two weeks, and 28% of sales involved competing written offers. Today there are 53 single-family homes on the market at a median list price of $558,900, which works out to about 2.5 months of inventory.

Condos told a calmer story. Seventy-nine condos closed at a median of $360,000 and an average of $402,777, or $226 per square foot. The median condo took 25 days to sell, 34% sold within two weeks, and 15% drew competing offers. There are 27 condos for sale right now at a median list price of $299,900, roughly 3.1 months of inventory.

A balanced market typically sits around 5 to 6 months of inventory. At 2.5 months for single-family homes, Fitchburg is still firmly a seller's market overall.

Single-Family Homes: A Tale of Two Markets

The single-family numbers look steady on the surface. The median sale price is $520,000, the typical home has 3 bedrooms and about 2,100 finished square feet, and the median home went under contract in just 11 days. Second-half pricing has held, with the July through September median at $509,000 against $523,000 in the first half, a normal seasonal drift rather than a correction.

Split the market into resale homes and new construction, though, and two completely different pictures appear.

The two segments sell for nearly the same median price, $516,000 for resale and $521,651 for new construction, but that is where the similarities end. Resale homes accounted for 140 of the 189 closings, sold in a median of 10 days at $228 per square foot, and 38% faced competing offers. New construction made up the other 49 closings, took a median of 17 days, sold for $284 per square foot, and not one involved a competing offer. Inventory is flipped as well, with 22 resale homes listed against 31 new builds.

Resale homes are tight. With only 22 existing homes on the market and about 15 resale closings a month, Fitchburg has roughly 1.4 months of resale inventory. More than a third of resale buyers this year competed against at least one other written offer. Well-priced homes in established neighborhoods like Seminole Glen, Swan Creek, Fitchrona, and the Lacy Road corridor are typically gone within two weeks.

New construction is where the inventory lives. Of the 53 single-family homes for sale right now, 31 are 2025 or 2026 builds, concentrated in Terravessa and along Athlone Road, Suelo Road, Romaine Road and Clover Point Drive in Fitchburg's newer subdivisions. With 5.7 months of supply and not a single competing-offer sale all year, builders are working for buyers. That shows up in time on market too: active new builds have been listed a median of 109 days.

New homes also carry a premium per square foot ($284 versus $228 for resale), largely because they tend to be smaller, finished above grade only, and include modern systems and builder warranties. Buyers comparing the two should look at total cost of ownership, not just list price.

Where the Prices Fall

The $400,000 to $500,000 range is the engine of the Fitchburg single-family market, accounting for 71 of 189 sales this year. That is also where supply is thinnest relative to demand.

Those 71 sales compare with only 13 active listings in the same range today. Below $400,000 the market is nearly empty, with 16 sales this year and just 3 homes listed. Moving up, the $500,000 to $600,000 range saw 46 sales, while 38 homes sold between $600,000 and $800,000 and 18 sold above $800,000, each of those upper ranges with only 5 homes available now.

The $500,000 to $600,000 band is the one exception, with 27 active listings, most of them new construction. If you're shopping in that range, you have leverage. Under $500,000, you'll need to be prepared and move quickly.

At the top end, 18 homes sold above $800,000 this year, led by a $1.2 million sale on Fahey Glen. Luxury resales in neighborhoods like Woods Edge, Edenberry and Ivanhoe Circle continue to draw strong interest.

Fitchburg Condos: Affordable Entry, More Balanced Conditions

Fitchburg condos remain one of the more affordable ownership paths in Dane County. The median condo sale price this year is $360,000, with resale units at a median of $350,000 and new builds at $490,458. The bulk of sales, 36 of 79, closed between $300,000 and $400,000.

Condo conditions are more balanced than single-family. Median days on market is 25, just 15% of sales involved competing offers, and there are roughly 3 months of inventory. The 27 active condos carry a median list price of $299,900 and a median HOA fee of $330 a month, and 12 of them are listed under $250,000, much of that in the Whispering Pines community.

For first-time buyers who are getting outbid on single-family homes, a Fitchburg condo is a realistic way to start building equity while staying close to Madison, the Beltline and the Epic and Promega job corridors.

What This Means for Sellers

Resale sellers are in a strong position. With just 1.4 months of resale supply, a well-prepared and correctly priced existing home should sell quickly and may draw multiple offers. The one caution is competition from new construction. If your home sits near a newer subdivision, buyers will be comparing it against builder incentives and warranties, so pricing and presentation matter more there.

Fall is still an active season, too. September single-family closings held a $550,000 median, serious buyers are still out there, and there is less competing inventory than in the spring.

What This Means for Buyers

New construction is the buyer's negotiating window right now. Builders are carrying inventory, and every new-build sale this year closed without competing offers, so it pays to ask about rate buydowns, closing cost credits and upgrade packages.

Resale is a different game. Get fully pre-approved, know your ceiling and be ready to act within the first week on the right home. And if single-family competition feels like too much, a condo can be a smart stepping stone, with less competition and more time to make a decision.
