Fear The Madison, WI Area Housing Market?

Are you afraid of buying a home right now because of all the competition? Fear no more!  I’m here to give you 3 tips on how be a smart buyer in today’s competitive market.

The housing market, all over the nation, and especially locally here in the Madison area is dealing with an inventory shortage.  More buyers looking for homes, than there are homes available, often means that buyers are competing for the house they want. But I’m going to teach you 3 ways to get ahead of your competition.

Everyone knows that the internet is where you go to search for a new home, right?  WRONG!! The best way to find a new home is to talk to an agent and get set up on a custom search directly through the MLS.  Let us know exactly what you are looking for, we will set up the search with your contact info, and as soon as that new home that fits your search criteria hits the market, BOOM, you have an email with that new listing!  The days of wasting your time searching for hours on national home search sites, only to be frustrated because a home you loved is already under contract, are over!


Which brings me to my next point. You, as a buyer, have a choice of who you would like to represent you in your purchase.  Feel free to interview multiple agents to see who you’re comfortable with!  My recommendation for you is to work with a busy agent.  Busy agents are writing more offers and seeing more options of contingencies and ways to creatively help you write the best offer possible. Ok, tip number three…. The nitty gritty… negotiations!!!  Picture this: Finally you find “THE ONE” and your agent advises you that in order to get your offer accepted, you may have to write your offer for OVER list price!  Here’s where there is a grey area, in real estate no two homes, transactions, or buyer circumstances are the same.   Although as an agent we will do everything in our power to help you win that home… We don’t know what any other offer looks like, and another buyer may outbid your offer.  


However, writing an offer over list price is not the only option to help you win that home you love!  There are quite a few creative ways that we can educate you on so that we customize your offer so that it is something that you are comfortable with, and also gives you a great chance to get your offer accepted.  Purchase price is not the only trick we have up our sleeves, we have been trained and constantly adapt to help give you all of the tools needed to help you win that home.


But what happens if for whatever reason, your offer doesn’t get accepted?  We hope not, but it may happen, and it’s something that you need to be prepared for… but know, as your agent, we are right there with you, and will remind you that something better is out there, and we will be there with you riding the roller coaster up and down until we find you your perfect home.
