Dane County Real Estate Market Update: New Listings

Dane County's housing market stayed active this week, with 257 new listings hitting the market in the last seven days. Single-family homes made up the bulk of new inventory at 187 listings, followed by 53 condos and 17 multi-family properties. Of those 257 listings, 22 are already showing as under contract (Offer-Show status) just days after going live, a clear sign that well-priced homes in Dane County are still moving fast. Single-family homes accounted for the majority of that quick activity, with 20 of the 22 going under contract, alongside 2 condos.

 

 

On the single-family side, an average of $587,028 reflecting some high-end properties pulling the number up (prices ranged from $199,000 up to $2,995,000). The typical new single-family listing runs about 2,068 finished square feet, 3 bedrooms, and 2.5 baths, with a median price of roughly $253 per square foot. 

Condos showed a similar pattern at a lower price point with an average of $393,813 (range $134,900 to $1,350,000). Typical size is around 1,375 square feet with 2 bedrooms and 2 baths, and a median price of $237 per square foot, slightly more affordable per square foot than single-family homes.

Multi-family listings are thinner in number but represent solid investment opportunities. The 17 new multi-family listings carry an average of $720,388, ranging from $349,900 to $1,299,000.

For single-family buyers looking for value, a few listings stand out on price per square foot. 6473 Sunset Drive in the Town of Verona is listed at $525,000 for 3,090 finished square feet, just under $170 per square foot, with 4 bedrooms and 2.5 baths. 4990 Bultman Road in the Town of Burke offers 5 bedrooms and 2,882 square feet at $500,000, also around $173 per square foot. For buyers wanting more space, 1614 Blue Ridge Trail in Waunakee delivers 4,754 square feet and 5 bedrooms/4.5 baths at $825,000, a strong value for the size.

On the condo side, 1 Daytona Beach Drive in Madison's west side stands out at $340,000 for 2,069 square feet, 3 bedrooms, and 3 baths, the lowest price per square foot in this week's condo listings at roughly $164. 972 Stonehaven Drive in Sun Prairie follows closely at $369,000 for 2,146 square feet.

For investors eyeing multi-family entry points, 3541 Graceland Avenue on Madison's east side leads at $349,900, with 618 North Street in Madison close behind at $359,900, both offering accessible entry into the multi-family space this week.
