At The Huemmer Home Team, we’ve been keeping a close eye on the Cottage Grove, WI housing market, and as we move into fall 2025, the numbers continue to show strength. Listing prices are trending even higher, averaging about $559,400, with new construction pushing values upward. On average, homes in Cottage Grove are valued at just over $465,000, which is a 2.6% increase compared to last year. What really stands out is that homes are selling faster, median days on market has dropped to 49, down from 67 in 2024 and closed sales in August jumped to 12, compared to just 7 during the same month last year. With inventory still limited, well-presented homes in desirable neighborhoods are attracting strong attention and often multiple offers.

For sellers, it’s a reminder that buyers are very payment-conscious, so accurate pricing and proper presentation are key to getting top dollar quickly.

 

Looking forward, we expect continued steady growth in Cottage Grove home values, though at a more moderate pace than earlier in the year. If mortgage rates ease even slightly, we could see buyer activity pick up further, but the biggest challenge will remain inventory.
