Cottage Grove Housing Market: August 2025 vs. August 2026

Cottage Grove's August closings point to a market that is still moving but no longer frantic. Eighteen single-family and condominium sales closed across the Village and Township in August 2026, up from 16 in August 2025; a 12.5% increase in transaction volume that shows buyers stayed active even as conditions shifted underneath them.

The median sale price rose to $451,950 in August 2026 from $418,000 the year before, an 8.1% year-over-year gain. Average sale price jumped more steeply, from $442,675 to $519,406, but that 17.3% increase is driven by the top of the market rather than broad appreciation. August 2026 carried several high-end closings the prior year lacked, including a $960,000 acreage property on Gaston Road and an $860,000 home on Heather Drive. Strip those out and the picture is far more measured. Median price per finished square foot was essentially flat, moving from $219 to $220, which tells you the underlying cost of housing held steady even as the mix of homes selling moved upmarket.

That mix matters. Single-family homes accounted for 16 of the 18 August 2026 sales, versus 12 of 16 a year earlier, while condo closings dropped from four to two. With fewer entry-priced condos in the pool, the overall median rose on its own. On a like-for-like basis the single-family median actually eased 5.5%, from $519,000 to $490,450, reflecting a heavier weighting toward mid-range homes in the $325,000 to $575,000 range, not a decline in value.

The clearest evidence of a cooling, more balanced market is competition. In August 2025, seven of 16 sales (44%) closed with competing written offers. In August 2026, just one of 18 did. The multiple-offer bidding wars that defined the prior market have largely faded. Homes are still selling, but buyers now have room to negotiate instead of racing one another to the closing table.

Time on market reinforces the shift. Median days on market rose from 9 to 12, and average days on market climbed from 21 to 30. Well-priced, move-in-ready homes still move fast, several August 2026 sales closed in under a week, including 307 Erin Court at zero days. However, a longer tail of listings, some sitting past 100 days, pulled the average up and signals less urgency across the board.

As of the current snapshot, 38 homes are listed for sale across the Cottage Grove market, 32 single-family and 6 condominiums. The median asking price is $534,950, with an average of $583,626 and a range that runs from $279,900 to $1,250,000. Single-family listings carry a median ask of $558,900, while condos sit at $307,950. At $238 per finished square foot, today's sellers are asking noticeably more than the $220 per square foot that closed sales brought last month, a sign that list-price expectations are running ahead of what the market is actually paying.

Inventory is aging. The median active listing has been on the market 56 days and the average 78, a wide gap from the 12-day median for homes that sold in August. Nearly half of all active listings, 17 of 38, have been on the market 60 days or longer, and six have passed the 120-day mark, led by 515 Fundamental Way at 394 days and a $973,000 home on Wellington Place at 266 days. That buildup is concentrated at the upper end: 21 of the 38 listings are priced above $500,000, while only six sit under $350,000.

The bottom line for Cottage Grove: prices are holding, volume is healthy, and the frenzy has eased. Sellers who price to the market and present well are still rewarded, while buyers have more breathing room than they have had in years. For anyone weighing a move, the current balance favors preparation and realistic pricing on both sides of the deal. Well-qualified buyers have real selection and real negotiating room, particularly above $500,000.
